I provide funding for real estate developments regardless of size or class.



I also buy and sell bank guarantees. An ISIN or CUSIP number would be preferred to start with.  Eventually we will also need a color copy of the bank guarantee. And eventually the buyer and/or lender will have to speak directly to the seller.





I need more real estate projects for my investors to fund. My investors have been lending for over 40 years and are well known throughout the banking industry.

I fund projects over $100 million. Loans from $2 million to $10 million are also available. I have over 3 trillion dollars available.

I prefer a loan to value of 65% OR LOWER of the projects CURRENT value. Collateral is a main determination of funding approval. We accept cross collateralization and presales as collateral. We also accept bank guarantees (or SBLC - Standby Letter of Credit or equivalent) and will loan 100% with a bank guarantee from an AA rated bank or better.



I can begin the evaluation of your project as soon as I receive your submitted executive summary and other documentation.

If more documentation is required I will let you know. Funding is put into escrow usually within 45 to 60 days or faster if all documentation is submitted.

1 to 5 year terms are available, longer terms may be available upon special request. Please determine in your business plan how the project only needs a specific amount to get to the point where the project is self-sufficient.

The investors I work with want to loan their money. They do NOT want to have above 50% equity in a project or be in a position to have to take over a project. If you want to offer equity in the project they may consider it if you have your own money in the project already. Make an offer.

This money is from private individuals and/or corporations.
